With low inventory and an influx of buyers moving to the region for jobs at tech companies, the market has become more competitive than ever. Our company is happy to report local statistics about the trends of the market in different neighborhoods across Puget Sound. At a glance, the statistics for our market vary by location. Our Eastside has seen noted growth and this continues into our summer market. Similarly, the Seattle market is robust. Eastside | Residential Average home prices on the Eastside have also had impressive increases. Notoriously anemic supply continues for communities on the Eastside, as inventory decreased to just 0.8 months with a spike in the average list price, up $300,000 from last year. May 22, 2017 Highest and Lowest Risk U.S. Housing Markets as of Q1 2017 Market Health Indicator Flags Nine Markets As High Risk, Six in Florida Alone Puget Sound real estate is usually on a list of one sort or another.  Friendliest Cities, Best Place For Families, More Parks Per Capita, etc.  But, this is a list we’re glad not to be on.  Buying and selling real estate at either ends of the spectrum can be risky. We’re glad to see a somewhat more balanced market in our region compared to others outlined by Corelogic. Home prices have continued to rise, though for many markets, at a slower pace. Most markets are still healthy or have relatively low risk, according to the CoreLogic Market Health Indicator. However, nine of the top 100 metro markets – six in Florida alone – have been identified as high-risk markets. The CoreLogic Market Health Indicator evaluates whether individual markets have high, normal or low risk by analyzing several economic factors. First, it compares home prices, using the CoreLogic Home Price Index (HPI) against the long-run sustainable levels that can be supported by local market fundamentals, such as disposable income. Because most homeowners use their income to pay for home mortgages, there is an established long-term relationship between income levels and home prices. Second, it looks at the appreciation of home prices relative to rents. Renting is an obvious alternative to home ownership, and over the long run, market forces should equalize the cost and benefits of home ownership and renting. Buchan Homes Buys Large Farm On May Valley

Issaquah School Board authorizes sale of 80 acres of land on May Valley Road to Bellevue developer   The Issaquah School Board recently authorized the sale of 80 acres of land for $4.16 million to Bellevue developer William E. Buchan Inc. ( The land, known as the Winterbrook Farm, is at 21207 SE May Valley Road, directly east of the Sunset Valley Farms development and across the road from the Squak Mountain trailhead parking area. It was purchased in 2006 for $3.33 million with the intent of building a future elementary and middle school as growth needs dictated. However, those plans were scuttled when King County made changes to its Growth Management Act. “Following a change of the interpretation of the Growth Management Actand actions taken by King County and Puget Sound Regional Council, the land has been deemed not appropriate to put schools on,” chief of finance and operations Jake Kuper explained to board members. Kuper did not return a message seeking details on how the “change of the interpretation of the Growth Management Act” applied to the Winterbrook Farm property. Superintendent Ron Thiele thought it was an important point the school district did the right thing in 2006 attempting to bank land for future school growth. “That was at a time when we were able to work with King County when we had property close to or adjacent the growth-management line, much like they worked with us with Cascade Middle School which is outside the growth-management line,” he said. “But there’s been a change of heart in King County. Hottest Fall Housing Market in 10 Years On the heels of a summer home-buying season marked by record demand and sky-high prices, the residential real estate market is shaping up for its hottest fall in a decade, according to new monthly data on inventory and demand on®. Homes for sale in September are moving 4 percent more quickly than last year as prices continue to hit new highs. The median age of listings on®—an indication of market inventory—in September is expected to be 77 days, three days less than one year ago. That is five days more than last month, a change which reflects the housing market’s typical seasonal slowdown as summer ends and schools resume. Total inventory remains considerably lower than a year ago, with less than 450,000 new listings entering the market in September.   The median home was listed for $250,000, 9 percent more than a year ago and unchanged from last month. US News Ranks Seattle Metro Area the 7th Best Place to Live in the Country

Last month, US News released their annual ranking of top U.S. cities to live in, and according to their calculations, the Seattle metro area ranks 7th in a comparison of 100 of the nation’s top cities. The list is based on a methodology incorporating the job market index (20%), value index (25%), quality of life index (30%), desirability index (15%) and net migration (10%). What elevated Seattle to the top? As Naomi Tomky describes, “for many, living in Seattle has as much to do with what’s outside the city as what’s inside. Less than an hour from downtown, residents escape for the day or weekend to wineries, ski resorts, hiking trails and sprawling parks. Snoqualmie Elementary to Get Solar Power

Conversations about alternative energy sources are starting to occur in our very own backyards! It was recently announced that Snoqualmie Elementary School will be the recipient of a new solar power system thanks to the “Solarize Snoqualmie” initiative’s success. According to EastofSeattle.News, “The City of Snoqualmie and NW Wind and Solar agreed that the company would donate 1-kilowatt per 10 contracts signed for residential solar panel installation. To date, 38 households have signed up, meaning the proposed system is 3-kilowatts, but has the potential to expand to 4-kilowatts if two more contracts are signed by March 31.” Results of the initiative are expected to be BIG: A 4-kilowatt system would offset more than 104,000 pounds of carbon dioxide during its first 25 years of operation! Not only will this benefit the community in an environmental capacity, but it will provide a unique and personal educational opportunity for students to learn more about solar energy.   Read the Full Article on EastofSeattle.News... read more

City, Issaquah School District Talk Growth and Future at Joint Meeting

Elected officials and staff from the City of Issaquah and the Issaquah School District met on February 29th to discuss growth and future plans. Below are some important takeaways from the first session in almost 2 years.  According to The Issaquah Press, “The district will be moving toward urban as opposed to suburban schools at some point in the future. That means multi-story buildings that are compact and have a much smaller footprint than current schools. Some schools will almost undoubtedly be built in order to teach the children of families moving into the Central Issaquah Plan area in the coming years. Connor-Jarvis Development Of Tower Farm In Sammamish to Proceed

We are watching our Issaquah & Sammamish inventory levels very carefully as we help our buyers and sellers navigate the current market.  With inventory of homes for sale as low as it is, every new construction project is considered very carefully for approval.  Balancing the need for new homes with protecting our pristine lifestyle is the challenge.  We have all seen those blue development signs at Tower Farm on Issaquah Pine Lake Road.  They have been there for quite some time as the community, developer and owner jostled back and forth as to best practices on this subject. Well, Sammamish and developer Conner Homes won BIG in the dispute over this proposed Conner-Jarvis development. According to a recent article on, “Plans call for 115 single-family homes on acreage located west of Issaquah-Pine Lake Road Southeast and north of Southeast 42nd Street near Laughing Jacobs Creek and Laughing Jacobs Lake. The appeal cited potential harm to local waterways as well as considerable added traffic in the neighboring Kempton Downs subdivision. In his written decision released Jan. 21, hearing examiner John Galt denied the appeal completed under the State Environmental Policy Act as well as, with a few exceptions, an appeal of the city and the developer’s plans for curbs and similar amenities, said Evan Maxim, senior planner and SEPA official for the city.  A traffic appeal also failed to win Galt’s approval. Issaquah Valley Farmland…Going, Going, Gone

For local Issaquah residents, it is going to be sad to see the last patch of Issaquah Valley Farmland disappear. But according to The Issaquah Press, it has been a long time coming. “The first nail was probably hammered in the coffin in May of 1987, when the Skyport park bond issue failed by just 137 votes. After seeing almost 30 years of so-called “progress” and increased congestion, I wonder if 137 out of the 3,818 “no” voters then would have regrets today of not saying “yes” to passing that $5.2 million bond to save what is now Pickering Place from development. The growth, the traffic and the urban density became inevitable and relentless after that. With the swaths of orange fencing now encircling the 30 acres of what was once the Barlow farm, the hammer has now fallen on the last nail. The Gateway Apartments, at what is now known as the Mull property, will consist of 400 residential units in 18 buildings, and the Gateway Senior Housing project will add another 146 units.”   Read the Full Article on The Issaquah Press... read more
