The city of Sammamish Parks and Recreation Department invites locals to “Bee Inspired” and celebrate Earth Day on April 21 from 10 a.m. to 1 p.m. at the Beaver Lake Lodge and Pavilion. This family-friendly Earth Day celebration and volunteer work party will include opportunities to learn, participate, and celebrate the natural environment. Many of the activities will focus on how everyone can do their part to become a more bee-friendly community. Activities include learning about caring for native plants, demonstrations from the Master Gardeners, information about renting bees, and lessons on properly removing invasive species. The first 100 attendees to the event will receive free organic compost from Cedar Grove so that they can return home and nourish their own bee-friendly garden. The event will also feature plenty of activities for children of all ages including the opportunity to get acquainted with animals such as wallaby, Patagonian mara, dwarf goats, sheep, a little pig, bantam chickens and a rabbit. Children can also participate in a scavenger hunt around Beaver Lake Park where they can explore nature and win a special prize to help them plant their own garden at home. Other activities include learning to build a bird house, nature walks, food trucks, and a musical performance by Ella Bella Bee and the Pollinators. Locals looking for a more active way to give back for Earth Day can join one of the volunteer work parties and help to create wildlife habitat and remove invasive plants in Beaver Lake Park. “We hope that you will join us and Bee Inspired to make all of our Sammamish natural areas more... read more
Development in Puget Sound continues to thrive as more than 1,000 people move to the Seattle area every week, with Issaquah being no exception. New commercial and residential projects have been popping up across the city of Issaquah with many major projects underway. The city keeps a list of ongoing projects on its website, which the Reporter reviewed. In the preliminary review process are two projects applied for by Collinswoerman, which will be built next to Swedish Medical Center in the Issaquah Highlands. The first project would include the construction of an 88,000 square-foot medical office building to support the hospital on the other side of Northeast Discovery Drive. The four-story building will have nearly 400 parking stalls. Adjacent to the medical office building, a second development by Collinswoerman would create 120,000 square feet of office space, an 18,000 square-foot fitness center and 5,000 square feet of retail, along with nearly 300 parking units. The proposed projects sit in a vacant field with views of Lake Washington to the west. Townhomes are being constructed to the north. In the same field along Highland Drive, MG2 Architects has filed for permits to build out 107,000 square feet spread among 11 buildings on five lots with 545 parking stalls. These buildings would largely be single-story retail, with the possibility of building out a second story with an additional 13,000 square feet for retail, restaurants or deck space. In north Issaquah, Costco has sought to build out its campus along I-90 for years and is in the process to add 600,000 square feet for a total of 1.13 million square feet of... read more

There’s a huge difference between decorating for your own pleasure and spiffying up your home to sell. If you’re staying put and pining for a purple bathroom, go for it! The resale value of your eclectic tastes don’t apply. However, if you might put your place on the market in the next couple of years—and hope to fetch top dollar—then you’ll need to tone down what you want and ponder what the masses want instead. Because while pea-green appliances might appeal to you and be oh-so-trendy right now, will they make future home buyers swoon … or recoil in horror? We know, it’s hard to tamp down and “blandify” your personal style, but it’s a must. So, lest your Pinterest whims get the best of you, here are some “hot” home decor trends to avoid if you hope to sell anytime soon. 1. Wallpaper Victorian powder room design | Red River Remodelers, LLC Bold, almost kitschy wallpaper has been a big trend lately, especially in small bathroom spaces. We’ve seen tropicals, animal prints, cacti, geometrics, and just about every other kind of pattern in bright colors and metallics. Whether or not this trend has peaked (and we’ll leave the debate about whether wallpaper in bathrooms makes sense for another day), it’s a no-no for someone getting ready to sell. “It’s better to not overdo it with bold, bright patterns, even though these may be in style for now, particularly for wallpaper,” says Jamie Williams, founder of Studio JW in Brooklyn, NY. “When selling, you want to highlight your home’s positives, and inspire potential home buyers to use their imagination to envision themselves in your home.” 2. If you sold your home at a good price, you’d be thrilled, right? But what if, a year or two later, you check in on your old home by idly punching your former address into realtor.com … and discover that its value has shot up even higher? In other words, had you only held onto this property a little longer, you could have made a real killing? Welcome to home seller’s remorse—a rampant affliction among home sellers across the country. It can hit at any point after a home sale, where, akin to tossing a winning lottery ticket, home sellers torture themselves with fears that they’ve sold their home too soon, thus losing out on tens of thousands of dollars. Home seller’s remorse can even kick in before a sale, stressing out homeowners who are thinking of selling but are worrying that they could be pulling the trigger too early … and missing out on the windfall their home could become. Sound painfully familiar? In the strong seller’s market we have now, where prices are rising across the country, it’s understandable. “Sellers tend to think that if they just wait a little longer, they can sell for more,” says Boris Sharapan Fabrikant, a real estate agent at Triplemint in New York. (Of course, he adds, the same is true of buyers: “They tend to think they could have bought for less earlier.”) Yet real estate experts insist that home sellers should stop second-guessing themselves and make peace with when they sell, and for how much. Here are some reasons you should never worry whether you’re selling your home too soon. Reason 1: Just as with stocks, you can’t time the housing market Have you ever heard how you can’t time the stock market? Pretty much the same thing goes... read more
Home staging versus interior design: What’s the difference? And which one do you need? While both share the goal of making your home look its best (and many pros offer both services), each serves a very distinct purpose. Here are some questions to ask to help you decide which one is right for you. “Home staging is all about prepping your house so it will appeal to as many buyers as possible,” explains Dessie Sliekers of Slick Designs. Photo by Wohngesicht Home Staging Home staging can include changing out paint colors, adding new pictures and artwork, and bringing in furniture and accessories. This service is generally viewed as a temporary one that’s done in order to garner bids and result in a sale. But if you’re settled into your home for the foreseeable future, an interior designer would be more suitable. “An interior designer is knowledgeable about building construction, remodeling, and structural details,” says Sara Chiarilli, a designer with Artful Conceptions in Tampa, FL. While a designer may also offer home staging services, this professional offers a much broader range of services, from complete overhauls (ripping out walls, installing new flooring) to simple color updates (paint, carpet, drapes, upholstery). “A designer will create a beautiful, functional space for her client that will last,” Chiarilli says. Do you want to express your personal style, or fetch top dollar when you sell? Home staging often has pretty rigid sales tactics (e.g., rolling three towels just so in the powder room, or displaying shiny green apples on the dining table nearly every time). This isn’t to say there aren’t different approaches to home staging, but the majority of a stager’s tweaks will be impersonal... read more
There are certain times each year where we are prone to reflection and goal setting. New Year’s Eve brings the inevitable resolutions, birthdays remind us of the preciousness of each year, career or personal milestones end one chapter and begin another. So, we set goals and expectations for ourselves, hoping and planning for more energy, more time to explore and create, better health and vitality, or even just the ability to detach. The home is at the heart of this concept. We are a product not only of the people we surround ourselves with, but of the spaces that surround us too. Regardless of where you spend your days, your home is the one place that can reflect your best intentions back at you. In the same way minimalist design principles champion pause, design can change the way you live. These five ideas will help you find and reaffirm your plans and purpose each time you walk through the door. Our relationship with the association allows us to represent our clients needs and interests in markets around the world. The Kipp Team is pleased to present a most recent analysis of the housing market trends for the first half of 2017. These reports show what the market is doing in comparison to last year and how it may affect our buyers across the Puget Sound region. With low inventory and an influx of buyers moving to the region for jobs at tech companies, the market has become more competitive than ever. Our company is happy to report local statistics about the trends of the market in different neighborhoods across Puget Sound. At a glance, the statistics for our market vary by location. Our Eastside has seen noted growth and this continues into our summer market. Similarly, the Seattle market is robust. Eastside | Residential Average home prices on the Eastside have also had impressive increases. Notoriously anemic supply continues for communities on the Eastside, as inventory decreased to just 0.8 months with a spike in the average list price, up $300,000 from last year. Issaquah and Sammamish Issaquah and Sammamish continued to be desirable locations for buyers. With aquatic adventures aplenty, top-rated golf courses and premier public education, the area has it all. Combined, the two cities held a median selling price that was 21.8 percent higher year-over-year. Homes continued to sell in a week or less with a median price 2.4 percent higher than the listing price. Boasting a great community atmosphere with a close proximity to the Eastside tech corridor, Issaquah and Sammamish remain to be highly sought-after areas. In May, the Kipp Team sold the above Sammamish residence for $1,900,000. This is just one example of... read more

May 22, 2017 Highest and Lowest Risk U.S. Housing Markets as of Q1 2017 Market Health Indicator Flags Nine Markets As High Risk, Six in Florida Alone Puget Sound real estate is usually on a list of one sort or another. Friendliest Cities, Best Place For Families, More Parks Per Capita, etc. But, this is a list we’re glad not to be on. Buying and selling real estate at either ends of the spectrum can be risky. We’re glad to see a somewhat more balanced market in our region compared to others outlined by Corelogic. Home prices have continued to rise, though for many markets, at a slower pace. Most markets are still healthy or have relatively low risk, according to the CoreLogic Market Health Indicator. However, nine of the top 100 metro markets – six in Florida alone – have been identified as high-risk markets. The CoreLogic Market Health Indicator evaluates whether individual markets have high, normal or low risk by analyzing several economic factors. First, it compares home prices, using the CoreLogic Home Price Index (HPI) against the long-run sustainable levels that can be supported by local market fundamentals, such as disposable income. Because most homeowners use their income to pay for home mortgages, there is an established long-term relationship between income levels and home prices. Second, it looks at the appreciation of home prices relative to rents. Renting is an obvious alternative to home ownership, and over the long run, market forces should equalize the cost and benefits of home ownership and renting. If home prices deviate too far from rents, then it is due for a... read more

Issaquah School Board authorizes sale of 80 acres of land on May Valley Road to Bellevue developer The Issaquah School Board recently authorized the sale of 80 acres of land for $4.16 million to Bellevue developer William E. Buchan Inc. (http://www.buchanhomes.com/buchan/) The land, known as the Winterbrook Farm, is at 21207 SE May Valley Road, directly east of the Sunset Valley Farms development and across the road from the Squak Mountain trailhead parking area. It was purchased in 2006 for $3.33 million with the intent of building a future elementary and middle school as growth needs dictated. However, those plans were scuttled when King County made changes to its Growth Management Act. “Following a change of the interpretation of the Growth Management Actand actions taken by King County and Puget Sound Regional Council, the land has been deemed not appropriate to put schools on,” chief of finance and operations Jake Kuper explained to board members. Kuper did not return a message seeking details on how the “change of the interpretation of the Growth Management Act” applied to the Winterbrook Farm property. Superintendent Ron Thiele thought it was an important point the school district did the right thing in 2006 attempting to bank land for future school growth. “That was at a time when we were able to work with King County when we had property close to or adjacent the growth-management line, much like they worked with us with Cascade Middle School which is outside the growth-management line,” he said. “But there’s been a change of heart in King County. It became apparent to me there still needs... read more

Hottest Fall Housing Market in 10 Years On the heels of a summer home-buying season marked by record demand and sky-high prices, the residential real estate market is shaping up for its hottest fall in a decade, according to new monthly data on inventory and demand on realtor.com®. Homes for sale in September are moving 4 percent more quickly than last year as prices continue to hit new highs. The median age of listings on realtor.com®—an indication of market inventory—in September is expected to be 77 days, three days less than one year ago. That is five days more than last month, a change which reflects the housing market’s typical seasonal slowdown as summer ends and schools resume. Total inventory remains considerably lower than a year ago, with less than 450,000 new listings entering the market in September. The median home was listed for $250,000, 9 percent more than a year ago and unchanged from last month. That continues this year’s record-setting trend and marks a new high for September. “House hunters who were shut out this summer because of fierce competition could fare better this fall, with more opportunities to buy and mortgage rates still near all-time lows,” says Jonathan Smoke, realtor.com® chief economist. “But don’t expect bargains—prices haven’t come down from this summer’s record highs. Overall, the fundamental trends we have been seeing all year remain solidly in place as we enter the traditionally slower sales season, and pent-up demand remains substantial as buyers seek to get a home under contract while rates remain so low.” Key Statistics: Median age of inventory in September is expected to... read more

I am so proud to be a supporter and long-time sponsor of the Issaquah Schools Foundation. Our kids are amazing, our community is wonderful. The quality of our schools has a direct effect on our real estate values, as we know from many research sources. On April 28th, I attended the 18th Annual Nourish Every Mind luncheon at the Issaquah Community Center. It was an opportunity to experience the power of donor investments by hearing inspiring stories from students & staff and learning about the district and foundation’s partnership. About Issaquah Schools Foundation: “In cooperation with the Issaquah School District, the Issaquah Schools Foundation drives resources to help all students achieve the promise of their academic potential. The first Collections Volume in 2016 explores groundbreaking 2015 initiatives and looks to the future with spotlight sections and marketing influences. Realogics Sotheby’s International Realty was featured prominently, with quotes from both Dean Jones, Owner & CEO in addition to Andrea Savage, Vice President of Marketing. The Marketing Influence section heavily described recent initiatives surrounding the firm’s “Asia Services Group,” from Seattle Luxury Living Magazine, in which our Issaquah, Sammamish and Redmond listings are featured prominently, to the WeChat real estate portal. As Dean Jones stated, “this app will help us showcase our Pacific Northwest real estate and lifestyle real time overseas. It was a necessary investment to encourage communications between our Asia Services Group and connect our local brokers and their listing clients with a world of opportunity.” A special spotlight on New Homes and Developments, describes The Homes at Fort Lawton project, represented by RSIR. Andrea Savage, who was instrumental in establishing the platform on sothebysrealty.com, described that “taking on a large new development project that includes multiple homes is a difficult task and takes a lot of strategy to find a large pool of buyers,” continuing that “the new search allows us to direct our potential buyers directly to our portfolio of new construction. We are able to show the different property types offered all in one place and still carry the branding that was created for the project.” Read Collections Vol. 1 2016... read more

Last month, US News released their annual ranking of top U.S. cities to live in, and according to their calculations, the Seattle metro area ranks 7th in a comparison of 100 of the nation’s top cities. The list is based on a methodology incorporating the job market index (20%), value index (25%), quality of life index (30%), desirability index (15%) and net migration (10%). What elevated Seattle to the top? As Naomi Tomky describes, “for many, living in Seattle has as much to do with what’s outside the city as what’s inside. Less than an hour from downtown, residents escape for the day or weekend to wineries, ski resorts, hiking trails and sprawling parks. Seattleites bring that love of nature into the city as much as possible, enjoying Seattle’s parks and tree-lined streets” in addition to what Tomky says is an inherently calm and patient attitude. Conversations about alternative energy sources are starting to occur in our very own backyards! It was recently announced that Snoqualmie Elementary School will be the recipient of a new solar power system thanks to the “Solarize Snoqualmie” initiative’s success. According to EastofSeattle.News, “The City of Snoqualmie and NW Wind and Solar agreed that the company would donate 1-kilowatt per 10 contracts signed for residential solar panel installation. To date, 38 households have signed up, meaning the proposed system is 3-kilowatts, but has the potential to expand to 4-kilowatts if two more contracts are signed by March 31.” Results of the initiative are expected to be BIG: A 4-kilowatt system would offset more than 104,000 pounds of carbon dioxide during its first 25 years of operation! Not only will this benefit the community in an environmental capacity, but it will provide a unique and personal educational opportunity for students to learn more about solar energy. Our very own Andrea Hakim recently visited our affiliate in sunny Arizona at the Russ Lyon Sotheby’s International Realty office in Scottsdale! “The area is filled with beautiful homes and topography that you just can’t find in Seattle,” said Hakim. “I loved looking at all of the listings and learning a bit about the Arizona market from, who so graciously welcomed me.” Associates at Russ Lyon say that Canadian buyers have been less active in the area than in the past. What they are seeing, however, is a rise in “snowbirds,” seasonal residents who live in other states in the warmer season and flock to Arizona to escape winter’s chill.
