A Bay Area mover’s checklist: Rising home prices? Check. Rising rents? Check. Click desperately through real estate websites for a cheaper home and a better life? Check. Efforts to move out of the Bay Area continued in recent months, with 16,000 residents packing up and taking to the road for less expensive housing and new opportunities. A study by real estate brokerage Redfin found the Bay Area remains the top region for outward migration in the country. The most popular destination for Bay Area refugees remains Sacramento, followed by other tech hubs and California cities. “It’s pretty much in line with what we’ve seen for the past few years,” said Taylor Marr, senior economist at Redfin. “Many people leaving the Bay Area are still looking in California.” The steady climb in real estate prices has made first-time home-buying expensive and frustrating for many newcomers. And rents continued to rise year over year, especially around tech giant headquarters in Silicon Valley. The median price in December for a single-family home in Santa Clara County was $1.2 million, while a similar home in San Mateo was $1.4 million, and in Alameda, $838,000, according to real estate firm CoreLogic. Downtown Issaquah is Preparing for Mother’s Day Flower Baskets

Each year beautiful flowers baskets, called super pots, line the sidewalks of Front St. and Sunset Way bringing beauty and charm to the downtown district. “What people don’t know is that these baskets are 100 percent community funded,” said Gaila Gutierrez of the Downtown Issaquah Association. “It’s through the generous donations from Individuals and businesses that make this possible. Issaquah fans have grown to love the baskets and expect they’ll be here each year; they just may not realize how they happen.” The Downtown Issaquah Association manages this program each year in conjunction with Spring and Mother’s Day. In early February, the order is placed with Squak Mountain Nursery, who plant and nurture them until they flourish into great big beauties. “The baskets are delivered and hung in mid-May,” Gutierrez said. “It’s always a fun and welcome activity because it means summer is just around the corner and that’s when they get really big and burst in color! It’s also a sentimental time because there are number of people who donate baskets in memory of a loved one who has passed, or they take advantage of our Mother’s Day program. It’s a beautiful way to recognize loved ones while also helping beautify our quaint downtown. Celebrate Earth Day with The City of Sammamish Parks and Recreation Department

The city of Sammamish Parks and Recreation Department invites locals to “Bee Inspired” and celebrate Earth Day on April 21 from 10 a.m. to 1 p.m. at the Beaver Lake Lodge and Pavilion. This family-friendly Earth Day celebration and volunteer work party will include opportunities to learn, participate, and celebrate the natural environment. Many of the activities will focus on how everyone can do their part to become a more bee-friendly community. Activities include learning about caring for native plants, demonstrations from the Master Gardeners, information about renting bees, and lessons on properly removing invasive species. The first 100 attendees to the event will receive free organic compost from Cedar Grove so that they can return home and nourish their own bee-friendly garden. Development is booming in Issaquah

Development in Puget Sound continues to thrive as more than 1,000 people move to the Seattle area every week, with Issaquah being no exception. New commercial and residential projects have been popping up across the city of Issaquah with many major projects underway. The city keeps a list of ongoing projects on its website, which the Reporter reviewed. In the preliminary review process are two projects applied for by Collinswoerman, which will be built next to Swedish Medical Center in the Issaquah Highlands. The first project would include the construction of an 88,000 square-foot medical office building to support the hospital on the other side of Northeast Discovery Drive. The four-story building will have nearly 400 parking stalls. Adjacent to the medical office building, a second development by Collinswoerman would create 120,000 square feet of office space, an 18,000 square-foot fitness center and 5,000 square feet of retail, along with nearly 300 parking units. The proposed projects sit in a vacant field with views of Lake Washington to the west. Townhomes are being constructed to the north. In the same field along Highland Drive, MG2 Architects has filed for permits to build out 107,000 square feet spread among 11 buildings on five lots with 545 parking stalls. These buildings would largely be single-story retail, with the possibility of building out a second story with an additional 13,000 square feet for retail, restaurants or deck space. These reports show what the market is doing in comparison to last year and how it may affect our buyers across the Puget Sound region. With low inventory and an influx of buyers moving to the region for jobs at tech companies, the market has become more competitive than ever. Our company is happy to report local statistics about the trends of the market in different neighborhoods across Puget Sound. At a glance, the statistics for our market vary by location. Our Eastside has seen noted growth and this continues into our summer market. Similarly, the Seattle market is robust. Eastside | Residential Average home prices on the Eastside have also had impressive increases. Notoriously anemic supply continues for communities on the Eastside, as inventory decreased to just 0.8 months with a spike in the average list price, up $300,000 from last year. Issaquah and Sammamish Issaquah and Sammamish continued to be desirable locations for buyers. With aquatic adventures aplenty, top-rated golf courses and premier public education, the area has it all. May 22, 2017 Highest and Lowest Risk U.S. Housing Markets as of Q1 2017 Market Health Indicator Flags Nine Markets As High Risk, Six in Florida Alone Puget Sound real estate is usually on a list of one sort or another.  Friendliest Cities, Best Place For Families, More Parks Per Capita, etc.  But, this is a list we’re glad not to be on.  Buying and selling real estate at either ends of the spectrum can be risky. We’re glad to see a somewhat more balanced market in our region compared to others outlined by Corelogic. Home prices have continued to rise, though for many markets, at a slower pace. Most markets are still healthy or have relatively low risk, according to the CoreLogic Market Health Indicator. However, nine of the top 100 metro markets – six in Florida alone – have been identified as high-risk markets. The CoreLogic Market Health Indicator evaluates whether individual markets have high, normal or low risk by analyzing several economic factors. First, it compares home prices, using the CoreLogic Home Price Index (HPI) against the long-run sustainable levels that can be supported by local market fundamentals, such as disposable income. Because most homeowners use their income to pay for home mortgages, there is an established long-term relationship between income levels and home prices. Second, it looks at the appreciation of home prices relative to rents. Renting is an obvious alternative to home ownership, and over the long run, market forces should equalize the cost and benefits of home ownership and renting. Buchan Homes Buys Large Farm On May Valley

Issaquah School Board authorizes sale of 80 acres of land on May Valley Road to Bellevue developer   The Issaquah School Board recently authorized the sale of 80 acres of land for $4.16 million to Bellevue developer William E. Buchan Inc. ( The land, known as the Winterbrook Farm, is at 21207 SE May Valley Road, directly east of the Sunset Valley Farms development and across the road from the Squak Mountain trailhead parking area. It was purchased in 2006 for $3.33 million with the intent of building a future elementary and middle school as growth needs dictated. However, those plans were scuttled when King County made changes to its Growth Management Act. “Following a change of the interpretation of the Growth Management Actand actions taken by King County and Puget Sound Regional Council, the land has been deemed not appropriate to put schools on,” chief of finance and operations Jake Kuper explained to board members. Kuper did not return a message seeking details on how the “change of the interpretation of the Growth Management Act” applied to the Winterbrook Farm property. Superintendent Ron Thiele thought it was an important point the school district did the right thing in 2006 attempting to bank land for future school growth. “That was at a time when we were able to work with King County when we had property close to or adjacent the growth-management line, much like they worked with us with Cascade Middle School which is outside the growth-management line,” he said. “But there’s been a change of heart in King County. Hottest Fall Housing Market in 10 Years On the heels of a summer home-buying season marked by record demand and sky-high prices, the residential real estate market is shaping up for its hottest fall in a decade, according to new monthly data on inventory and demand on®. Homes for sale in September are moving 4 percent more quickly than last year as prices continue to hit new highs. The median age of listings on®—an indication of market inventory—in September is expected to be 77 days, three days less than one year ago. That is five days more than last month, a change which reflects the housing market’s typical seasonal slowdown as summer ends and schools resume. Total inventory remains considerably lower than a year ago, with less than 450,000 new listings entering the market in September.   The median home was listed for $250,000, 9 percent more than a year ago and unchanged from last month. That continues this year’s record-setting trend and marks a new high for September. “House hunters who were shut out this summer because of fierce competition could fare better this fall, with more opportunities to buy and mortgage rates still near all-time lows,” says Jonathan Smoke,® chief economist. “But don’t expect bargains—prices haven’t come down from this summer’s record highs. Issaquah and Sammamish are in the top 10 places to live in the state of Washington according to the website The website tracks places to live and ranks local K-12 schools and colleges.
